How to use the Comp tool

In this guide, we will walk you through the exciting new comps tool released by our development team at Forefront. This tool is designed to provide you with valuable data and insights to help you make informed decisions and maximize your deal opportunities.

1. Accessing the Comps tool:

To access the comps tool, log in to Forefront and navigate to your pipeline. Click on any lead to open it. On the right-hand side, you’ll find the “Buying info” section. Expand it, and you’ll see a new button called “View comps.”

2. Exploring the Comps Window

Clicking on “View comps” will open a new window dedicated to comps. The top section displays standard basic information such as the last sale amount, price per square foot, bedrooms, bathrooms, square footage, and year built.

3. Understanding the ARV and Averages

In the middle section of the comps window, you’ll find the After Repair Value (ARV) with an average. This section provides valuable insights into the price range, average price per square foot, and other relevant data.

4. Analyzing the Data:

The left side of the window features a map with individual flags representing listed properties. As you scroll through the comps list, you can compare properties and identify good comps. By selecting or deselecting a comp, you can include or exclude it from the ARV calculation.

5. Additional Data Columns

Scroll to the right-hand side of the window and you’ll find extra data columns. These columns provide information on cash buyers, private lenders, property ownership, pre-foreclosure status, and property types. Analyzing this data helps identify profitable areas and potential deals.

6. Building a Story with Lead Data

By combining the comps tool with other features like property details and hot motivators, you can paint a comprehensive picture of your lead. Evaluate factors such as property vacancies, tax liens, and cash buyer activity to gage the deal’s potential.

Forefront aims to provide you with a wealth of data and tools to maximize your deal opportunities. Alongside comps, you can access mailing addresses for property owners, ownership history, length of ownership, tax information, and current mortgage details.
